How selling one works

Selling a manufactured home has steps a house sale does not. These four decide most sales, and each one has a full guide.

What decides the price

When a titled home changes hands there is usually no recorded deed, so the comparable sales used to price a house are often missing. The land situation, the community and whether a lender will finance the home can matter more than the home itself.

Ask the community office what homes there have sold for. It often knows, because it processed the transfers.

Behind on lot rent

Being behind on lot rent does not usually stop a sale. The balance is paid at or just before closing, out of your proceeds, not out of the buyer's pocket.

Ask the community office for a written, line-item statement of account, and share that number with buyers up front.
