What is a cash buyer?
A cash buyer pays for the home with their own money instead of a bank loan. That means there is no lender to approve the home, no appraisal and no mortgage that can fall through late in the process.
Ed’s Mobile Home Services buys this way. We look at the home, make you an offer, and if you accept, we close on a date you pick.
Do I need to fix anything or clean it out first?
No. We buy homes as they are: old or newer, needing a roof or floors or plumbing, full of belongings, occupied or empty. Leave what you do not want to take with you.
Can I sell if I owe lot rent?
Yes. In many cases, back lot rent can be settled out of the sale at closing, so you do not need to find the money up front.

Many parks ask to approve whoever buys a home that is staying in the park. When we buy a home that is staying put, we talk to the manager and handle that part for you.
Is selling to you better than listing it?
Not always, and we would rather tell you that now. Selling direct is usually faster and simpler: no showings, no repairs, no buyer’s loan to wait on and no commission. Listing can bring a higher price if you have time, the home is in good shape and a buyer can get financing.
A direct offer may not be full retail. What it gives you is a known number and a date you choose.
