We come and look at the home at a time that suits you. You do not need to clean it, empty it or fix anything first.

Close on a date you pick
When the paperwork is clean, closing can move quickly, on a date you choose. We normally cover the closing costs.
Step 1: what we ask you
Along with your name and how to reach you, this is what lets us look at the home properly and come back with a real number. If you do not know some of it, that is fine.
- Where the home is
- The address, and whether it sits in a park (you rent the lot) or on private land (you or someone else owns the ground under it).
- What shape it is in
- Roughly. Roof, floors, plumbing, heat, anything you know needs work. You do not need to fix any of it.
- Your timeline
- When you would like to be out, or when you have to be out. If you need a few more weeks in the home, say so.
- Why you are selling
- Only so we can fit the plan to your situation. An inheritance, a move and an eviction notice each need something different.
- What is owed on it
- Back lot rent, taxes or anything else, if you know. It helps us work out what can be settled at closing.
- Who is on the title
- If the title is in someone else’s name, or you cannot find it, tell us early. Some title problems are quick to sort out and some take longer.
Steps 2 and 3: the walkthrough and the offer
We set a time that suits you and come and look at the home. You do not need to clean it, empty it or make it presentable. We are looking at the structure, the roof, the floors and the systems, and at where it sits.
We usually get back to you quickly once we have seen the home. The offer is a cash offer: no bank loan, no appraisal, no buyer’s financing to fall through. It is yours to take or leave. If you want time to think or to talk it over with family, take it.
Step 4: closing, on your date
When the paperwork is clean, closing can move quickly, on a date you pick. If you need more time in the home, we plan around that. We normally cover the closing costs, and we don’t charge you a fee or a commission.

If the home is in a park
Many parks ask to approve whoever buys a home that is staying in the park. When we buy a home that is staying put, that approval is part of the purchase, and we talk to the manager for you.

If the home is on private land
If the home is on land you own and you are keeping the land, we look at whether the home can still be moved. If it can, we may buy it and take it off your hands.
