These Terms of Service (“Terms”) govern your use of buymyhome.now/pennsylvania and any related forms, chat, calls and text messages (together, the “Services”) provided by Ed's Mobile Home Services (“we,” “us,” or “our”). By using the Services you agree to these Terms. If you do not agree, do not use the Services.

1. Eligibility

You must be at least 18 years old and able to enter into a binding contract to use the Services. By using them you confirm that you meet these requirements and that the information you give us is truthful and accurate.

2. Inquiries and offers

Contacting us by form, chat, phone, text or email creates no obligation for you to sell your home and no obligation for us to buy it. An offer is not binding until it is set out in a written purchase agreement signed by both parties, and any purchase is governed by that agreement.

Information on this website about how we buy homes, timing, closing costs, lot rent and park approval describes how we usually work. Every home and every situation is different, and the terms of any purchase are the ones in the signed agreement. Photographs on this website are illustrative and are not photographs of a particular customer’s home.

Nothing on this website is legal, financial or tax advice. Pages that describe Pennsylvania law are general information only; for advice about your own situation, contact legal aid or a lawyer.

3. SMS / text messaging terms

1. Program description

By providing your mobile number and opting in through our forms, you agree to receive text messages from Ed's Mobile Home Services related to your inquiry, including appointment reminders, service updates and, if you selected the marketing option, special offers and promotions.

2. Message frequency

Message frequency varies based on your interaction with us.

3. Cost

Message and data rates may apply according to your mobile carrier’s plan.

4. Opt-out

Reply STOP to any message from us at (717) 415-5444 to cancel. We send a confirmation and no further text messages unless you opt in again. To rejoin, opt in again or reply START.

6. Carrier liability

Carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed by Ed's Mobile Home Services.

7. Supported carriers

AT&T, T-Mobile, Verizon Wireless, and most major and regional US carriers. Support may change without notice.

8. Privacy

Your mobile opt-in data and consent will never be shared with third parties for marketing purposes. See the SMS section of our Privacy Policy.

9. Compliance

Operated in accordance with applicable carrier requirements, the CTIA Messaging Principles and Best Practices, and the Telephone Consumer Protection Act (TCPA).

4. Acceptable use

You agree not to:

  • Submit false, misleading or fraudulent information through any form or channel.
  • Use the Services to harass, threaten or harm anyone, or to send unlawful, abusive or spam content.
  • Scrape, copy or systematically download any part of the website without our written permission.
  • Attempt to access non-public areas of the website, interfere with its security or introduce malware.

5. Intellectual property

The content of this website, including the Ed's Mobile Home Services name, copy, photographs, layout and code, is owned by Ed's Mobile Home Services or its licensors and is protected by U.S. copyright, trademark and other laws. Any use beyond viewing the website for your own personal, non-commercial purposes requires our written consent.

6. Third-party services and links

The Services rely on or link to third parties for messaging, forms and chat, and link to government and legal aid websites. We do not control those services and are not responsible for their availability, content, terms or privacy practices.

7. Disclaimers

The Services are provided on an “as is” and “as available” basis. To the fullest extent allowed by law, Ed's Mobile Home Services disclaims all warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy and non-infringement.

8. Limitation of liability

To the fullest extent allowed by law, Ed's Mobile Home Services and its owners, employees and contractors are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages arising out of or relating to your use of the website. Our total liability for any claim relating to your use of the website is limited to $100 USD. This section does not apply to a signed purchase agreement, which is governed by its own terms.

9. Indemnification

You agree to defend, indemnify and hold Ed's Mobile Home Services harmless from any claim, loss, liability or expense (including reasonable attorneys’ fees) arising out of your misuse of the Services, your violation of these Terms, or your violation of any law or third-party right.

10. Governing law

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-laws rules. Any dispute that the parties cannot resolve in good faith will be resolved exclusively in the state or federal courts located in Pennsylvania, and you and Ed's Mobile Home Services consent to the personal jurisdiction of those courts.

11. Changes, suspension and termination

We may change, suspend or end any part of the Services at any time, and we may update these Terms by posting a revised version on this page and changing the “last updated” date. Continuing to use the Services after a change takes effect means you accept the new Terms.
