Ed's Mobile Home Services

You inherited a mobile home

A mobile home left to a family often comes with a lot rent bill still running, a house full of belongings and nobody nearby to look after it. We buy inherited homes as they are, contents and all, so nobody has to spend weekends clearing it out.

The person who signs for the home is usually whoever is handling the estate. If that is not sorted out yet, call anyway. Ed walks you through the paperwork for your home and what it will need.

The park sent you an eviction notice

An eviction notice from a park can feel like the end of the road. It does not have to be. If you own the home, selling it while you still control the timeline is very different from losing it after a court judgment.

Call or text Ed and tell us where things stand. If you are behind on lot rent, see selling when you are behind on lot rent.

It needs work you can’t pay for

A soft floor, a leaking roof, a furnace on its last legs, plumbing that has frozen and split. When the repairs cost more than you can put into the home, we buy it as it is. You do not fix, clean or stage anything.

Older homes and homes with real damage are part of what we buy. We look at it, tell you what we can offer, and you decide.

You’re moving, downsizing or upgrading

A new job in another state, a move closer to family, a smaller place or a bigger one. Selling a mobile home the usual way can mean months of showings while you wait on a buyer who needs a loan. Selling to us means a known number and a closing date you pick, so you can plan the move around it.

If you need to stay a few more weeks before you go, say so.

You’re separating or divorcing

When a home has to be sold so two people can go their separate ways, what usually matters most is a fair, simple sale that nobody has to manage for months. A single cash offer and one closing date can make that easier.

If two people are on the title, we work with both of you. If lawyers are involved, they are welcome to see the offer.

The title is missing or not in your name

This comes up with mobile homes: the title was never transferred after a sale years ago, it is still in a late parent’s name, or it has simply been lost. Tell us early what you have and what you do not.

Some title problems are quick to sort out and some take longer. Ed walks you through the paperwork and gives you an honest read before anyone commits to anything.

The home is vacant, or rented to tenants

An empty home still costs lot rent, insurance and worry, especially through a Pennsylvania winter. A rented home can be worse when the tenants are the problem. We buy vacant homes and occupied ones.

Money, health or family pressure

Medical bills, a job loss, falling behind on payments, or just needing to be done with the home. You do not need to explain more than you want to. Call or text, tell us about the home, and we will tell you what we can do.

Tell us about the home

Send the details below, or call or text if that is easier. There is no fee and no obligation to sell.

What helps us most

  • Where the home is, and whether it is in a park or on private land
  • Roughly what shape it is in
  • When you would like to be out
  • Anything owed on it, like back lot rent
