Ed's Mobile Home Services (“we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect when you visit buymyhome.now/pennsylvania, submit a form on this website or a form we run on Facebook or Instagram, use our website chat, or call, text or email us; how we use that information; who we share it with; and the choices you have. By using this website or contacting us, you agree to this Privacy Policy.

1. Information we collect

a. Information you give us directly

  • Contact details you give us through a form, our chat, a call, a text or an email: for example your name, mobile phone number and email address.
  • Details about your home, such as its address, whether it is in a park or on private land, its condition, what is owed on it, your timeline and your reason for selling.
  • Messages and consents you send us, including the record of your agreement when you opt in to receive text messages from us.

b. Information collected automatically

  • Standard server logs. Our website host records technical details of each visit, such as IP address, browser type, the pages requested and the time of the request, in order to deliver the site and keep it secure.
  • No analytics or advertising tracking. We do not currently run analytics tools or advertising pixels on this website. If we add them, we will update this policy.

2. How we use your information

  • To answer your inquiry and talk with you about selling your home.
  • To arrange a time to see the home, and to prepare and explain an offer.
  • To follow up about your inquiry by phone, email or text message (text messages only if you have opted in).
  • To complete a purchase you agree to, and to keep the records the law requires.
  • To prevent fraud and protect the rights and safety of our customers, our business and the public.

3. SMS / text messaging and mobile information

When you submit a form on buymyhome.now/pennsylvania or a form we run on Facebook or Instagram, or when you text us, we collect the personal information you provide, including your name, email address and mobile phone number. If you provide your mobile number and give consent, we use it to send you text messages related to the services and communications you requested from Ed's Mobile Home Services.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the data categories described in this policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We may share your information with subcontractors and service providers strictly to support our services and to deliver the messages you have requested: for example our customer relationship management and messaging platform, and the messaging aggregators and wireless carriers that are technically required to transmit a text message to you. These providers are not permitted to use your information for their own marketing.

Message frequency may vary. Message and data rates may apply. You can opt out of text messages at any time by replying STOP to any message. Data retention. We retain your personal information for as long as necessary to provide the services you requested and to comply with our legal obligations, after which it is securely deleted or anonymized.

4. How we share your information

We do not sell your personal information, and we do not give your contact details to other companies for their own marketing. We share information only with:

  • Service providers, such as our website host, our customer relationship management, form and chat platform, our email and text message delivery providers, and, if you agree to sell your home to us, the closing service that completes the sale. They handle data on our behalf, only to provide their service to us, and are not permitted to use it for their own marketing. As stated above, text messaging originator opt-in data and consent are never shared with any third parties.
  • Legal and safety recipients, if we are required to share information by law, subpoena or court order, or to investigate fraud or protect anyone’s safety or legal rights.
  • A successor business, if Ed's Mobile Home Services is involved in a merger, acquisition or sale of assets. Your information would transfer subject to this policy.

5. Cookies and similar technologies

This website does not set analytics or advertising cookies. The contact form and the chat window on this website are provided by our customer relationship management platform and may set their own cookies or read basic device information when they load or when you use them. Most browsers let you block or delete cookies in their settings. Blocking them may stop the form or the chat from working.

6. Your rights and choices

You can ask us to:

  • Confirm what information we hold about you and give you a copy.
  • Correct information that is inaccurate or out of date.
  • Delete your information, subject to limited exceptions (for example, records we are required by law to keep).
  • Stop contacting you with marketing calls, emails or texts.

7. Children’s privacy

This website is intended for adults. We do not knowingly collect personal information from anyone under 13 years old. If you believe a child under 13 has given us information, contact us and we will delete it.

We use reasonable administrative, technical and physical safeguards to protect the information we collect. No website, email or text message is completely secure, so we cannot guarantee that information you send us cannot be intercepted.

9. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will change the “last updated” date at the top of this page. Continuing to use the website after a change takes effect means you accept the updated policy.
